The connection is deliberate — the line that develops an asset is the same one that goes on to operate and manage it.

Through a full cycle we call the Shurfat model: a promising opportunity, then study and analysis, then development, then operation, then management, then investment, then sustainable returns. Nothing is offered before it has been through study and analysis, and the cycle closes rather than ends — a sustainable return is what funds the next opportunity.

Three tests, applied to every opportunity: attractiveness — in the idea and in the location; profitability — rewarding returns and rich value; and sustainability — lasting profit and innovative investment opportunities. An opportunity that meets one of the three but not all three is not offered.

We do not publish a single return figure on a public page. The number differs with the opportunity, its location, its term and how it is operated, and a general figure here would mislead whoever read it. Each opportunity carries its own study and its own figures in its own documents, and an investment adviser presents them when you are discussing a specific one.

No. Operation and management are stages inside our model rather than services after it, and we have a dedicated arm for each: WAKAN for hospitality and operations, and ERAD for real-estate asset management. The asset we develop is the asset we operate, which is what makes the return our responsibility rather than somebody else’s.

Six published standards, under the heading «الجودة أولاً»: the Saudi Building Code, waterproofing and thermal insulation, aluminium and glazing systems, mechanical installations, final finishes, and warranties and supervision. These are construction commitments that can be inspected on site, not marketing adjectives.

Our strategy says the second, explicitly: turning clients into successful investors, a lasting investment relationship, and clients who become our ambassadors. Our published goal is to help more than 5,000 investors and deliver more than 100 investment opportunities by 2030 — a goal no single transaction per person could reach.
