Frequently asked questions
The questions we are asked most often, gathered in one place: who we are, what we build, how an opportunity is studied before it is offered, and how to start a conversation with us. Anything you do not find answered here, one of our advisers will answer in a single call on the unified number.
About Shurfat
What does Shurfat do?
Shurfat is a real-estate development and investment company working across six connected business lines: real-estate partnerships, integrated development, commercial development, real-estate investment, hospitality and operations, and residential development.
The connection between them is deliberate — the line that develops an asset is the same one that goes on to operate and manage it. What we have delivered so far runs to more than 30 projects, more than 1,500 residential and hotel units, and more than 100,000 m² of developed space.
What does the name “Shurfat” mean?
Our name is Shurfat — a shurfah is a balcony, a space that gives a wider view of what surrounds it. From that height we look out over promising real-estate opportunities and turn them into lasting value. That is where our vision began.
Our company profile puts it in one line: our vision began with our name.
Where does Shurfat work, and which cities are its projects in?
We work in the Kingdom of Saudi Arabia, and the company is based in the Makkah Province.
The list of cities is deliberately not written here: the projects page shows every current development, its city and its status, and it updates with each new project. A list typed into a fixed answer is correct on the day it is written and nothing on the page tells a reader when that was.
What is the Shurfat model?
A complete seven-stage cycle we take every project through: a promising opportunity, then study and analysis, then development, then operation, then management, then investment, then sustainable returns.
It is a cycle that closes rather than ends — a sustainable return is what funds the next opportunity, and that is what we mean by sharing the success. Nothing is offered before it has been through study and analysis.
What is WAKAN?
WAKAN is Shurfat’s hospitality and operations arm. Its job is to operate the hotel and hospitality assets we develop, rather than handing them to an outside operator and having our responsibility end there.
Keeping it inside the company is what makes operation a stage in our model rather than a service after it, and what makes an asset’s performance after opening our responsibility.
What is ERAD?
ERAD is Shurfat’s real-estate asset management arm, and its line is “real-estate investment for everyone”.
It is what takes over the management of an asset once it has been developed and brought into operation — the stage that turns a finished building into a recurring return rather than a transaction that ends at the sale.
Projects and quality
What are your build-quality standards?
Six published standards, under the heading «الجودة أولاً» — quality first: the Saudi Building Code, waterproofing and thermal insulation, aluminium and glazing systems, mechanical installations, final finishes, and warranties and supervision.
These are construction commitments that can be inspected on site rather than marketing adjectives: every one of them is something an engineer can stand in front of and measure.
What does “off-plan sale” mean?
An off-plan sale is the purchase of a unit before its construction is finished, or during it, under a contract that sets out the unit’s specification, the payment schedule and the handover date. In the Kingdom it is a regulated activity that requires a licence from the competent authority, and each project carries its own licence and its own terms.
That is why no specific project’s terms are written here: the terms, the instalments and the handover dates differ from one development to the next, and the sales team presents them alongside the documents for the unit you are interested in.
How do I register my interest in a project?
From the project’s own page, from the contact page with the project selected in the form, or by calling the unified number printed at the foot of every page.
Your enquiry reaches us with your name, your number and the project you chose, and one of our advisers will be in touch soon. Nothing at this stage commits you to anything, and no payment is involved.
Investing
How is an opportunity chosen before it is offered to me?
By three tests applied to every opportunity before it is offered: attractiveness — in the idea and in the location; profitability — rewarding returns and rich value; and sustainability — lasting profit and innovative investment opportunities.
An opportunity that meets one of the three but not all three is not offered. Before any of that, nothing reaches the point of being offered until it has been through the study and analysis stage of the Shurfat model.
What return should I expect from investing with you?
We do not publish a single return figure on a public page. The number differs with the opportunity, its location, its term and how it is operated, and a general figure here would mislead whoever read it and acted on it.
Each opportunity carries its own study and its own figures in its own documents, and an investment adviser presents them when you are discussing a specific one.
Does your involvement in a project end at handover?
No. Operation and management are stages inside our model rather than services after it, and we have a dedicated arm for each: WAKAN for hospitality and operations, and ERAD for real-estate asset management.
The asset we develop is the asset we operate, which is what makes the return our responsibility rather than somebody else’s.
Working with us
How do I become a supplier or contractor for Shurfat?
We work with four categories of partner: contractors, consultants, operators and suppliers. The partners page explains what we look for in each and how a company registers with us.
Send your request from that page or from the contact page, stating your category and your scope of work, so it reaches the team that handles procurement and contracts.
How do I get in touch with you?
Three ways, and all of them reach the same team: the contact form, the unified number printed at the foot of every page on this site, or our social accounts listed in the footer.
The form is usually the quickest, because it arrives with what you are looking for already on it and goes straight to the right adviser rather than starting the conversation from nothing.
